The buildings are thoughtfully arranged to face inward toward a central courtyard of beautifully landscaped green space, creating a natural buffer from the outside world and reinforcing a feeling of separation and ease. Buildings 1 and 2 are located in the Northern section of the community and have lanais that face South. Buildings 4 and 5 are located Southenmost in the complex, nearer to Kulanihakoi Road, with lanais facing North. Building 3, which is the largest building cluster with 14 units, is located to the East of the courtyard with lanais that face West. There are five different unit floor plans found in the community that run the full range from smaller one bedroom units to larger three bedroom configurations.
There are only 11 one bedroom units existing in the community, which were originally called "Type A", which have 750 sqft of living area and lanai spaces with 164sqft.
Two bedroom units are more plentiful with 22 available in Koa Resort. There are two types floor plans for the two bedroom units: "Type B" units have one bathroom with 862sqft living area, while "Type C" units have two bathrooms with 1,066sqft living area. Both of these units have similar sized lanais with 164sqft.
Three bedroom units are very popular at Koa Resort for their spacious multi-level layouts. There are two types of three bedroom units: "Type D" units are all located on the second floor and have 1,179sqft of living area, and "Type E" units which are the townhome style end units with 1,798sqft of living area and lanais on both floors.
